Where these ranges come from, and where they stop
Every range in the calculator comes from published rental data for Bangor as of mid 2026. The trackers do not agree with each other, which is normal, so each range spans what they actually reported rather than picking the flattering end:

One bedroom rents in Bangor rose roughly 9.5% year over year and two bedrooms about 7%, according to published market trackers. That is the backdrop against which a management fee should be judged: rents have been moving, and a unit priced off last year's number is leaving money behind every month.
The vacancy math nobody puts on a proposal
Owners compare management companies on the percentage. The percentage is rarely what decides whether you come out ahead.
Bangor's rental vacancy rate runs around 7%. On a $1,600 two bedroom, one empty week costs you about $369. Four empty weeks cost you $1,600, which is very close to the entire annual management fee at 10%. That means a company that consistently fills your unit three or four weeks faster than you would has paid for itself before you count anything else it does.
It also means the opposite is true. A cheap manager who leaves the unit empty an extra month is the most expensive one you can hire, no matter what the percentage says.
