The headline number

Note the words collected rent. A company charging on collected rent has some reason to care whether the rent shows up. One charging on scheduled rent gets paid whether or not your tenant pays, which is a different set of incentives and worth asking about directly.

Year one against renewal years
The number that matters is not the percentage, it is the all in cost across the first year and then across a year with no turnover. Owners commonly end up paying around 18% to 20% of gross rent in year one, dropping to roughly 12% in a renewal year. The gap between those two numbers is turnover.

What you are actually buying
Set against the fee, the things a manager takes off your plate here are specific: filling the unit at the right time of year, screening within the limits Bangor's ordinance now imposes, getting the notice periods right, holding the deposit correctly, keeping the radon and lead paperwork straight, and handling the repair call so it does not reach you.
